The community was divided on whether the development of non-urban land (land release) should be pursued to meet the housing target. Terrey Hills was the most popular location identified by participants for land release. Would you support land release in Terrey Hills and what are your reasons?

I think a lot of people don't realise the non urban area between Belrose Supa Centa and the residential part of Belrose is actually Belrose, not Terry Hills. This area of Belrose is ideal for development. It has
• 171 buses service this area on any given weekday. These buses service Town Hall Station, Chatswood Station, Gordon Station, many schools and many other locations.
• It has great proximetry to public and private schools.
• It has great access to local shops
• It has existing public parks.
• Most of the region is connected to town water, electricity, telephone, ADSL and Foxtel.
• The urban section of Belrose has a minimum block size of 600m² (compared to the 50,000m^2 minimum block size for the non urban section of Belrose).
Developing areas with existing infrastructure makes good sense.

Totally agree with the comment "developing areas with existing infrastructure makes good sense".
Wyatt Ave and Ralston Ave in Belrose are very good examples of this. The so called "non-urban" land in these streets should be released for development. They are located next to existing houses and already have the necessary infrastructure required for development.

I don't know the area mikec refers to, however I am concerned if this was applied across the shire. In areas where there are small pockets of reserves with housing small block sizes, the reserves are very valuable.....I live in North Balgowlah, block sizes are <500m2, and too small to kick a ball or play cricket....the reserves become more valuable as public space diminshes.

Agree it is good Town Planning to develope land that is already has residential development and infrastucture and leave existing non developed areas ACW

prices in this area have gone through the roof as demand far exceeds supply (economics 101) so please provide more land which in turn supplies housing to this area so us poor renters A/ have somewhere to live B/ reduce the housing prices as more supply becomes available

John do we know which land in Terrey Hills was identified by participants of 'Talk of the Town' as the most popular location for land release. I agree with you most people probably think the land between the supa centre and Ralston Avenue is Terrey Hills. Before anyone can answer Councils question accurately they should clarify which non urban land in Terrey Hills they are referring to eg Booralie Road, Myoora Road or Mona Vale Road.

I can't agree enough. This land is not well used at present. I live nearby and bike this area and the bush often. It would not harm the beauty or acces to the bushland. The development of this area in keeping with existing Belrose housing would provide needed housing for families and enhance the whole area. The current infrastructure would need only minimal development for such a great benefit.

Once you knock the trees down, you can never get them back. Let's keep the Northern Beaches as it is. After all, that's the reason why we live here

The area that is being referred to is mostly horse paddocks. The trees are mostly in the adjoining National Park.

yes jenny i am with you, we love the horses but the horses dont need to live in suburban sydney on much needed housing land

Totally agree.
I think it's good to consider infrastructure when looking for further development, but you also need to consider the more vital issues of waste, water, pollution and traffic congestion.
Until we can sort out our waste, water and power issues to cover the needs of those already in an area it's madness to think of crowding in more people.

John have you caught one of those peak hour buses to Town Hall recently? They are so crowded it would not be fit for livestock. Opening up more of Belrose/Terry Hills will dramatically increase flow on Forestway, Mona Vale Road and Warringah Road. They are already at capacity. The Forest area has been ignored when it comes to infrastructure for years. So if this is where development is going to occur, perhaps we should cancel this years annual re-development of Dee Why and put some council funds into the Forest area for something other then a dog day.

Councils statement that Terrey Hills was the most popular location identified by participants for land release isn't supported by the published results of the day or my interpretation as a participant at the forum. Can anyone enlighten me as to how they came to conclude the statement above.
Having said that I disagree with any suggestion of land release at Terrey Hills until there is an assurance that the current infrastructure can support the proposal. Not because I am a selfish resident of the area, as I consider it fair and reasonable that all areas of Warringah take up some more…

I do not support land release at the present time in Terrey Hills due to inadequate water supply, sewerage issues, bushfire vulnerability and inadequate local access roads.
